What this average includes

This tool calculates rent after the concessions you enter, divided by the lease length. It includes free-rent months and an optional separate rent credit. It excludes deposits, utilities, parking, application charges and other fees, so it is not an all-in housing budget.

The contractual monthly rent remains visible in the result because an average does not establish a payment schedule. A free month at the beginning, a credit at renewal and a discount spread over each payment can produce the same arithmetic average while requiring different cash on different dates.

The calculation

Gross rent = monthly rent × lease months
Concessions = monthly rent × free months + separate credit
Net effective rent = (gross rent − concessions) ÷ lease months

Gross rent and total concessions are rounded to cents before comparing them; the monthly average is rounded only for display. Credits cannot exceed the lease’s gross rent. Free months can be fractional if that is how you want to represent a concession. For an actual partial-month bill, use the prorated rent calculator.

Worked example: one free month plus a credit

A hypothetical 12-month lease at $2,400 has gross rent of $28,800. One free month removes $2,400, and a separate $600 credit brings the total concession to $3,000. Rent after concessions is $25,800, or $2,150 per month on average.

Without the separate $600 credit, the average is $2,200. This distinction helps catch a common entry mistake: describing the free month in both input fields would count the same concession twice.

Compare offers over the same period

A shorter lease with a large concession and a longer lease with a smaller one may have different averages. Check the term, rent due on each date and any conditions attached to the concession. This calculator does not decide whether a concession must be repaid after an early move-out.

For a later rate change, use the rent increase calculator. For a credit covering a date range rather than free months, use the general prorate calculator. A chosen-fee calculation is separate from the rent average.

Questions, answered

Is net effective rent what I pay every month?

Not necessarily. This calculator spreads the lease’s rent concessions evenly over its full term. Your agreement determines when rent is actually due and when a free month or credit applies.

How do I calculate one month free on a 12-month lease?

Multiply the contractual monthly rent by 11, then divide by 12. At $2,400 per month, one free month gives $26,400 total rent and $2,200 net effective monthly rent, before any separate credit.

Should I enter the advertised free month again as a credit?

No. Use free-rent months for that concession, and enter only a separate additional rent credit. Entering the same concession twice understates the lease’s rent.
