MethodDaily rateRent for your dates
Days in this month$77.4194$774.19
365-day year$78.9041$789.04

All methods count the same days. Only the 30-day method caps rent at one month. Daily rates show four decimals; totals use the unrounded rate.

The example counts July 1 through July 10

For $2,400 monthly rent and a July 10, 2026 move-out, including the move date gives 10 counted days. July has 31 days, so the actual-month result is:

$2,400 ÷ 31 × 10 = $774.19

Excluding July 10 leaves nine days and $696.77. The one-day difference is about $77.42 using the unrounded daily rate. The calendar makes the selected day range visible so it can be checked against the agreed convention.

July 2026

$2,400.00 ÷ 31 × 10 counted days = $774.19.

A full final month exposes the difference between methods

For a July 31 move-out with the date included, all 31 days count. The actual-month method returns the full $2,400 monthly rent. The annual method can exceed it because its daily rate comes from 365 days rather than this month’s length.

Actual month$2,400.00
365-day year$2,446.03
30-day capped$2,400.00 (capped)

The 30-day option counts real calendar days and applies a monthly cap. It does not change July into a 30-day calendar or select a legally required convention. See worked proration methods and the exact formulas.

Keep the rent estimate separate from the deposit

Physical departure, the end of the rental agreement, and the date used for an agreed rent adjustment are questions to resolve before choosing an input. The calculator does not create an early-termination right or a refund entitlement.

If a deposit is also being reconciled, use the separate deposit return worksheet for its recorded funds, prior refunds, and proposed deductions. A tenant asking for an accounting can prepare a deposit request letter. The main prorated rent calculator also supports move-in dates.

Questions, answered

Does moving out automatically entitle me to prorated rent?

This calculator cannot determine that. It calculates a partial-month amount under the dates and method you choose. The lease, any agreed termination or adjustment, and applicable rules determine what is payable or refundable.

Does the move-out date count?

It is included by default. For July 10, that counts July 1 through July 10: ten days. Excluding July 10 counts July 1 through July 9: nine days. Use the convention that applies to your agreement.

Can I subtract the estimate from my security deposit?

Do not assume the calculator establishes a deposit deduction or refund. Keep the base-rent calculation separate from the deposit accounting and confirm whether the adjustment is agreed and permitted.

Why does the 30-day comparison differ in July?

The actual-month method divides monthly rent by July’s 31 days. The fixed 30-day method divides by 30, uses the selected calendar-day count, and caps the result at one monthly rent. They are different conventions.
